The short answer

Commercial solar in Canada typically costs about $1.90 to $2.80 per watt installed before incentives, lower per watt as systems get bigger. Incorporated businesses stack a provincial incentive, the 30% Clean Technology ITC and accelerated CCA. In the worked Ontario example below, a 100 kW system's net cost roughly halves and simple payback lands near 6 to 7 years.

Business owners ask two questions first: what will it cost, and when does it pay back. Both depend on system size, your rate class and the order you stack incentives in. Here is how to get a realistic number.

What commercial solar costs

System sizeTypical installed cost before incentivesTypical site
25 kW$55,000 – $70,000Small office, clinic, shop
100 kW$200,000 – $260,000Warehouse, farm, plaza
500 kW$950,000 – $1,250,000Manufacturer, large distribution centre

Ranges assume a sound roof or open ground. Roof repairs, a structural upgrade, a new transformer or a long trench to the service add cost. Get the structural review before the final quote.

Stack incentives in the right order

Order matters, because a provincial incentive is government assistance and reduces the cost the federal credit is calculated on.

  1. Provincial incentive first. In Ontario, Save on Energy's Retrofit program pays $770/kW-AC above 10 kW (to 1 MW), capped at 50% of cost, for load-displacement systems. In Nova Scotia, Efficiency Nova Scotia's business and non-profit incentives need pre-approval before you buy. Alberta has no provincial commercial solar rebate, though some municipalities offer commercial CEIP financing.
  2. Then the 30% ITC on the remaining cost, for taxable corporations and incorporated farms (20% without the labour election).
  3. Then capital cost allowance under Classes 43.1 and 43.2, which speeds up the tax write-off. Your accountant sets this up.

A worked Ontario example

LineAmountHow it's calculated
System100 kW-DC (about 80 kW-AC)Rooftop, sized to daytime load
Installed cost$220,000$2.20/W
Save on Energy incentive−$61,60080 kW-AC × $770 (under the 50% cap)
30% Clean Technology ITC−$47,52030% × ($220,000 − $61,600)
Net cost before CCA$110,880About half the installed cost
First-year productionAbout 115,000 kWhAbout 1,150 kWh per kW in southern Ontario
First-year valueAbout $17,000Assumes 15¢/kWh avoided energy and Global Adjustment
Simple paybackAbout 6.5 yearsBefore the CCA tax benefit and future rate increases

Change any assumption and the answer moves. Your real avoided cost per kWh depends on your rate class; Class A customers value peak hours very differently. The system must also stay load-displacement to keep the Save on Energy incentive; net metering up to 500 kW is the alternative, with no upfront incentive.

What shortens or lengthens payback

  • Shorter: high daytime load, a high avoided cost per kWh, a provincial incentive, the full 30% ITC, a simple roof.
  • Longer: a business that cannot claim the ITC (non-profits, unincorporated farms), demand charges that solar alone does not reduce, roof work, or a system sized beyond what you use in daylight.

If demand charges are a big line on your bill, a battery may do more than extra panels. See how business electricity bills work and commercial incentives by province.

How much does a 100 kW commercial solar system cost in Canada?

Typically about $200,000 to $260,000 installed before incentives, depending on roof, structure and electrical work.

What is a typical commercial solar payback in Canada?

For an incorporated business that can claim the 30% ITC and a provincial incentive, often around 5 to 8 years. Without the ITC or incentive, longer.

Does the Save on Energy incentive reduce my ITC?

Yes. Government assistance reduces the cost base the ITC is calculated on, so model them together.
